Southern Mortgages is a marketing website operated by [OPERATOR LEGAL ENTITY]. We do not provide financial advice. We introduce people who complete our borrowing check to [FAP NAME], a licensed Financial Advice Provider, who provides the regulated advice.
What we collect
When you complete the borrowing check we collect: the region you’re looking to buy in, your household income band, your deposit band, the types of debt you hold, your buying timeframe, and your name, email address and mobile number. We collect income, deposit and debt as bands only — never exact figures. We never ask for bank details, credit information or an IRD number, and the check runs no credit enquiry.
Why we collect it
Your answers are used to prepare your borrowing check and to introduce you to the licensed adviser who services your enquiry. Nothing else. We share your details with [FAP NAME] for that purpose, and they handle your information under their own privacy obligations as a licensed provider. We may receive a fee for the referral.
Phone verification
We verify your mobile number with a one-time text message code, delivered through Twilio, so the adviser knows the number works. The code is used once and is not marketing.
Advertising measurement
This site uses the Meta Pixel and Meta’s Conversions API to measure whether our advertising works. When you submit the check, identifiers such as your email and phone number are hashed (one-way scrambled with SHA-256) before being sent to Meta for ad measurement and matching — Meta does not receive them in readable form. You can limit ad tracking through your browser and your Meta ad preferences.
Where your details live
Leads are stored in a secure spreadsheet accessible only to the operator and the adviser, and a notification is sent to our private team channel so the adviser can respond quickly.
Access, correction and removal
Under the Privacy Act 2020 you can ask to see the information we hold about you, correct it, or have it deleted. Email [CONTACT EMAIL] and we’ll action it promptly.
